Whether you're looking to upgrade or downsize your single-family residential property, multi-residential, investment property or downtown condominium-I have extensive experience in each of these areas of the industry. Licensed in 2005, I've seen all types of market trends in my years of sales experience. Having been on a sales team for a large part of my career, I've returned to working on my own to ensure a personal level of care is delivered to every client.

Having bought, owned and sold multi-residential properties myself I understand the ins and outs of managing tenants and ensuring your investments create not only cash flow but capital growth over time. I've completed several large scale renovations on my properties, so I'm quickly able to identify where your money will be best spent in any given property, for both return on that investment and protecting that investment over time.

I've also done extensive work with developers, primarily in the recent wave of the downtown new condominium construction field. My largest project completed to date was the Residences at Acclamation, a 76-unit condo development located in the heart of the desired arts district in downtown Hamilton, situated at the corner of James Street North and Mulberry Street. For 4 years, I was involved in bringing the owner's dream of building a mixed-use boutique style condo building to life. From the early stages of planning, design and city approvals, to pre-selling units before they were built, to breaking ground and completing construction. Today at 181 James Street North there are 71 residential units and commercial spaces that I had a hand in creating.

Whether you're looking to buy, sell or invest, I strive to treat your transaction like it were my own, with thoughtful consideration of you and your family's goals and timelines.

Josh.

What kind of effects does the recent hike in Canada's interest rate have?

Given that inflation has not been brought under control as of yet, the central bank is required to raise the policy interest rate in an endeavor — regardless of how futile — to recoup its wounded credibility.
